NYC Condos for sale near Juilliard School

Congratulations, your son or daughter is going to The Juilliard School!

Welcome, you probably are here because you are starting to think about where your son or daughter are going to live while they go to school.

From our understanding, school of Juilliard requires first year students who live on campus in one of their residence halls or dormitory, then students have the option of coming back to live in the residence halls or move off to an rental apartment the next years.

We have helped many Julliard parents like you, who decided that purchasing a condo near Juilliard for their children to live in either during their first year living in dormitory,

Or many during their first visit of New York city since the condo they buy may need some renovation or minor fix up, this way there are some time prepare for the condo before second year starts.

Naturally, buying a condo requires a thoughtful amount of consideration and we know that everybody’s situation and requirements will be different and unique.

We often see similar reasons and Frequently Asked Questions that most people will have about why they ended up buying a condo, go to our Frequently Asked Questions section, lets see if you have these questions yourself.

Here are some top reasons other parents we worked with decided to buy a condo near Juilliard school of music:

Pouring Money into Dorms and to Landlords:

Let’s do some math, by the time you calculated dorm room costs (approximately $16,000-$21,000 a year) and potential rental costs for 4-6 years, many of our Juilliard parents found they were better off just buying a condo for their children, and also use as a future investment or rental property. If you are curious about what it is like to rent an apartment for your son or daughter, here is our go to guide for renting.

Stability and Control :

A lot of our Juilliard or out of town parents felt extremely comfortable knowing that their son or daughter would have a stable environment to study and experience a higher quality of life if they purchased a condo near Juilliard. Especially many Juilliard students are from out of town not native New Yorkers, so having their own home give them comfort and able to focus on school work better.  Often, safety is one of the top concern for these parents, they know that the condominium could have a doorman to provide that security, in addition, the condo building usually have a live-in superintendent and full maintenance staff that will help keep track of their apartment.

This way, the parents wouldn’t have to worry about their kid finding a new place to live every year, wouldn’t have the hassle to move their stuff at the end of every year. Not only that, they avoid the headache of paying rental fees, chasing after security deposits from landlords, having the dorms and landlords increase rents every year.

Have a place to stay while visit your son or daughter and use in the future:

Many of our out of town parents also like the fact that they have a place to stay while they are visiting their children. It saves them a lot of money on hotel stays.

We often see moms stay for few weeks with the apartment so they can make home cook meals for their son or daughter, this is something they can not or feel comfortable doing if the son or daughter live in the dorm, or have a rental apartment with a roommate.

A lot of parents see the apartment as a long term investment, they will have their child live there while at school, and then they might use the apartment as a second home in the future or turn it into an investment property which we can help you with as well.

Okay, let’s talk about actual condos for sale near Juilliard here in New York City.

Juilliard is located in the Lincoln Center part of the Upper West Side neighborhood in New York City.  Located along Broadway Avenue which is the main corridor through the Upper West Side, between West 65th and West 66th Street.

The great thing about the Lincoln Center part of the Upper West Side is the variety of condominium options that will be available to you.  Generally speaking its one of the most in-demand sections of the Upper West Side and the commute will be easy to get to Juilliard, especially if they have large music instruments with them.

Most parents buy studios or one bedrooms because of the price point, and often we see two bedroom apartments so they will have an additional room to either study in, possibly rent out to a friend, and the parents will have a place to stay when visiting Manhattan.

As far as pricing, please note that prices are always changing and the best thing to do is call or email us and we can give you an updated snapshot of what is for sale, so this is just a framework for what is currently available as of February of 2019:

Studios – Start around $700K for a studio, the square size varies from 400 square ft to approximately 550 square feet, it depends on the layout of the studio, some maximize the usable square footage than others. There is not a lot of studio inventory in general, so when it does come on the market, it does not last very long on the market.

One Bedrooms – Start around $900K, and most average price is around $1,050,000 million USD.  We wrote a very detailed and extensive blog post about Upper West Side One bedroom condo market, please click here to read about this popular segment of the market.

Two Bedrooms – Start around $1,500,000 and average about $1,900,000. We have many parents buying at this size of apartment because they also like to use the apartment as second home when they are not working. And another reason is that many times when the son or daughter graduate Juilliard, they either continue to advance their study or develop their career in New York. So buying a larger apartment just makes more sense to them.
